Abstract basics

What is an abstract of title?

An abstract is a complete history of the public record matters affecting ownership of a parcel. It begins with the original patent from the United States and lists subsequent owners, liens and mortgages, court litigation, probate proceedings and tax sales.
Under Oklahoma law (1 O.S. §21.1) it is a certified compilation of the facts of record in the County Clerk and Court Clerk offices that affect title to a specific tract.

Abstract or opinion?

An abstract states that all relevant public records are included. An opinion of title is a professional judgment about how title is vested and the status of the chain of title, and in many jurisdictions it is the practice of law.
We prepare abstracts. We do not give opinions of title.

Payment is due on delivery. Abstracts over $500 require payment in advance.

Published rates, no surprises.

Surface abstract certifications start at $300 for platted land and $350 for unplatted land, plus a per page specification rate of $7.00.

In 1898 the George W. Hollis family camped on this ground after a November blizzard. Within a few years the townsite company sketched the original Hollis plat on a shoe box lid. A cleaner plat was filed in 1903, and in 1909 Hollis became the seat of Harmon County.
