Abstract services

A certified history of the public record affecting title to a specific tract of land.

The abstract

A complete history of the land.

Under Oklahoma law (1 O.S. §21.1), an abstract of title is a certified compilation of materials and facts of record in the County Clerk and Court Clerk offices that affect title to a specific tract of land.
It begins with the original patent from the United States and lists every subsequent owner, along with liens and mortgages, court litigation, probate proceedings and tax sales. Its purpose is to help establish marketable title.

Abstract or opinion of title?

An abstract states that all relevant public records are included. An opinion of title is a professional judgment about how title is vested and the status of the chain of title. In many jurisdictions giving an opinion is the practice of law, which a non-attorney abstractor may not do. We prepare abstracts and do not give opinions.
